The 5 Best Home Maintenance Apps of 2026, Compared
October 17, 2026 · 5 min read
The right home maintenance app tells you what your house needs before it turns into a repair, and keeps the receipts, warranties and manuals you'll want later. The wrong one becomes another subscription you forget about. We compared five popular home maintenance apps on features, pricing, household sharing and what reviewers say.
Full disclosure: we make Residely. We've kept the comparison factual: every price, feature and rating below comes from each company's own website or Apple's App Store, checked in October 2026.
Why use a home maintenance app?
A home is most people's biggest asset. The median US home sold for $417,500 in September 2026 (National Association of Realtors), and Canadian homes averaged C$696,078 in June (Canadian Real Estate Association). Keeping one up isn't cheap either: US households spent an average of $2,041 on maintenance in 2025, and another $1,143 on emergency repairs (Angi).
A maintenance app's job is to turn those surprises into planned work: the gutters cleaned before the fall rains, the water heater flushed, the furnace serviced before winter. It also keeps the receipts and warranties that make a claim easy, and it takes the worry out of wondering what you've forgotten.
None of that needs to cost much. Residely's free plan costs nothing, and Plus is $29.99 a year: under 60 cents a week, or about 1.5% of what the average household spends on maintenance.

1. Residely: the best home maintenance app for most homeowners
Residely is built around the question every homeowner actually has: what does my house need next? It writes maintenance cues for your specific home from its age, climate and systems and your own service history, each saying when to act (before fall rains, before heating season) and whether it's a DIY job or one for a pro. New AI cues arrive about once a week.
Keeping records takes a photo. Snap a receipt, warranty, appliance nameplate or PDF and Residely fills in the details, finds the owner's manual for your appliances, and builds a timeline of your home back to the year it was built. You can also catalogue belongings like furniture, bikes and jewelry for an insurance claim.
Household sharing is free. Invite your partner on the free plan and you both see the same cues, records and history. Plus covers three people and Premium your whole household, and one plan covers everyone you invite, with no per-person pricing.
Every feature is included free, with 5 AI cues at a time and 10 records. Plus ($2.99 a month or $29.99 a year) raises that to 10 cues and 50 records, and Premium ($5.99 a month or $59.99 a year) to 15 cues and 150 records. It's newer than the others, so there are only a few App Store ratings so far, and it doesn't do finance tracking, floor plans or pro booking.
2. HomeZada: best for home finances and remodel budgets
HomeZada covers the most ground: home finances, remodel projects and budgets, a full inventory and documents, plus an AI assistant with a set number of chats on each plan. Maintenance, though, is a paid feature. The free Essentials plan covers inventory, documents and contacts, so maintenance starts at $99 a year or $15.95 a month, and Deluxe is $189 a year for up to three homes.
What reviewers say: its iPhone app holds 2.9 stars from 44 ratings. Reviewers like the depth of the inventory and a maintenance calendar that syncs with their own, while complaints center on support, refunds and cancelling a subscription.
If you want a HomeZada alternative mainly for maintenance, Residely includes it on its free plan, and Plus costs $29.99 a year against $99 for HomeZada Premium.
3. Homer: best for cataloguing everything you own
Homer is a broad home organizer: maintenance tasks and seasonal to-do lists, a home inventory, receipts, warranties and manuals, expense tracking, phone-drawn floor plans and AR notes pinned to a room, with an AI helper on top. It's free to start, and the App Store lists Premium options from $4.99, without billing periods.
What reviewers say: 4.3 stars from 167 ratings. People like keeping manuals and receipts in one place and identifying an item from a photo. Most complaints are feature requests, or layout bugs on older iPhones that the developer says it has fixed.
4. Oply: best if you hire out the work
Oply is built around getting jobs done: maintenance recommendations tailored to your home, an assistant you can send a photo of a problem, and help finding local pros, comparing quotes and paying in the app. It's free for homeowners.
What reviewers say: 4.6 stars from 48 ratings. Reviewers praise how quickly offers arrive after posting a job. The main complaint is too few vendors to choose between, with one reviewer getting a single quote well above an outside one.
5. HomeBinder: best free option if your inspector offers it
HomeBinder comes from your home inspector or agent, preloaded with your inspection report, and it's free for life. It sends maintenance reminders by text or email, stores documents and tracks projects, and its standout feature is recall alerts for your appliances. The catch: it's only available through its partners, so you can't sign up on your own.
Which home maintenance app should you choose?
If you want maintenance planned and records kept without running a system, with your household on it for free, Residely is built for you. Choose HomeZada if home finances matter most, Homer if you love cataloguing, Oply if you hire out most of the work, and HomeBinder if your inspector already gave it to you.
